10 Critical Points to Consider
- INSIST on a detailed resume
- Assess the agent/salesperson's level of skill and integrity - REMEMBER - this is your most valuable asset you are placing in their hands!
- Request details of personal success over the past 12 months including properties listed and sold by the individual agent/salesperson. Ask for contact details of these Vendors so you can conduct reference checks and/or view legitimate testimonials. Ensure you ARE speaking to a previous Vendor!
- CHECK prices quoted for services rendered
BEWARE of agents who...
overprice your property
promise everything & deliver nothing
...SIMPLY to secure your listing! - This can mean they do not possess the required skill level and are determined to secure business at any cost...the potential result leading to a treadmill to disaster.
- Establish the chain of responsibility - who conducts the open homes/inspections and more importantly who carries out the critical follow-up to potential purchasers.
- What hours does the agent/salesperson work - what is their commitment to you?
- Ensure you feel comfortable and can establish a rapport with your agent/salesperson. If you feel uncomfortable, DO NOT employ that person. You need to develop a healthy working relationship with your representative.
- Interview more than one agent/salesperson, I suggest at least two to three - before you make your decision.
- Ask yourself in the final analysis - do I TRUST this person to represent my interests to the market in a professional and ethical manner - and - of equal importance - will the market trust them
